Annual Number Of Home Consents Down 7.4 Percent

There were 33,595 new homes consented in Aotearoa New Zealand in the year ended February 2025, down 7.4 percent compared with the year ended February 2024, according to figures released by Stats NZ today.

"The annual number of new homes consented has been plateauing for nine months now," economic indicators spokesperson Michelle Feyen said.

"Although the annual number of multi-unit homes consented decreased for the second year in a row, the number of stand-alone houses saw a slight increase compared with the year ending in February 2024," Feyen said.

In the year ended February 2025, there were 17,743 multi-unit homes consented, down 15 percent compared with the year ended February 2024. There were 15,852 stand-alone houses consented, up 2.3 percent over the same period.

Of the multi-unit homes consented in the year ended February 2025, there were:

  • 14,228 townhouses, flats, and units (down 15 percent compared with the year ended February 2024)
  • 1,837 apartments (down 20 percent)
  • 1,678 retirement village units (down 6.5 percent).

Number of homes consented in the month of February down 7.8 percent

There were 2,578 new homes consented in February 2025, down 7.8 percent compared with February 2024.

Of the 2,578 new homes consented, there were:

  • 1,191 stand-alone houses consented (down 8.2 percent compared with February 2024)
  • 1,387 multi-unit homes consented (down 7.4 percent).

"February 2025 had the fewest number of stand-alone houses consented in any February month since 2012," Feyen said.

Multi-unit homes include townhouses, apartments, retirement village units, and flats.

Of the multi-unit homes consented in the month of February 2025, there were:

  • 1177 townhouses, flats, and units (up from 1159 townhouses, flats, and units in February 2024)
  • 110 apartments (down from 199 apartments)
  • 100 retirement village units (down from 140 retirement village units).

The seasonally adjusted number of new homes consented in February 2025 rose 0.7 percent compared with January 2025. This follows a seasonally adjusted rise of 2.6 percent in January 2025.

The seasonally adjusted number of new stand-alone houses consented fell 7.5 percent in February 2025. This follows a 12 percent rise in January 2025.
