City Seeks Tourism Operators for Seagull Paddock Lease

The City of Greater Geelong has opened Expressions of Interest (EOIs) for tourism operators to lease an area of land at 360 Melbourne Road, Norlane, known as Seagull Paddock.

The site offers considerable benefits to tourism operators, with close proximity to the Spirit of Tasmania terminal which sees more than 450,000 passenger movements annually.

It is also near the hospitality and retail of the Pivot City precinct and offers excellent access to Geelong's main traffic thoroughfare, making for easy travel to and from Melbourne, the Bellarine Peninsula and other tourism locations.

The land is currently zoned as Public Park and Recreation Zone (PPRZ), and the City is seeking EOIs from potential tenants with proposals for uses that are permitted under this zone. The land will not be rezoned.

Seagull Paddock was a former landfill during the 1970s, making it only suitable for uses that do not disturb subsurface soil.

Our Sustainable Destination Master Plan (SDMP) says we need to do more to enhance tourism opportunities around the Spirit of Tasmania and in Geelong's north, so we're getting on with it through this EOI process.

Seagull Paddock is in an incredible location with strong tourism potential for the right operator.

Submissions are now open, and must be completed online before 5:00pm Monday 31 March 2025.
