5-7 Sandy Bay Road, 1-3 Sandy Bay Road, 2A Heathfield Avenue, Hobart and adjacent road reserve
The Hobart City Council Planning Authority Committee has accepted a development application for demolition, alterations, extension, and change of use to food services and visitor accommodation (75 serviced apartments), new building for 12 multiple dwellings, subdivision (two additional lots) and associated works within the adjacent road reserve for 5-7 Sandy Bay Road, 1-3 Sandy Bay Road, 2A Heathfield Avenue, Hobart, and adjacent road reserve.
The Council Planning Authority Committee approved the application relying on performance criteria as it deemed the demolition of 8A Heathfield Avenue would not significantly impact the historic cultural heritage of the Hampden Road Heritage Precinct.
The project includes demolishing parts of the former Conservatorium of Music building, a steel microwave transmission tower, a brick warehouse on Wilmot Street, and a dwelling on Heathfield Avenue. This demolition is in line with a previously issued permit.
The development includes constructing a six-story building, "Block A," with 75 serviced apartments and a ground-floor cafe. The building will have 102 bedrooms in total, with adaptable apartments to create three-bedroom units.
"Block B" will have 12 townhouses, with 10 three-bedroom and 2 two-bedroom units. Car parking for the apartments and cafe will be at the rear, with 23 spaces, while the townhouses will have 25 basement parking spaces.
The construction will use various materials and include vegetative planting. The project also involves consolidating two titles and subdividing to create two additional lots for existing cottages on Wilmot Street.
136 Wentworth Street, South Hobart (Wellesley Park)
The Hobart City Council Planning Authority Committee has accepted a development application for alterations (lighting upgrade) for 136 Wentworth Street, South Hobart (Wellesley Park).
The proposal includes removing two 20-meter light pylons on the south side of Wellesley Oval in Wentworth Park and constructing two new 28-meter pylons for new cage lighting. The lighting will be LED sports field lighting at 200 lux (average) and will be attached to the existing poles on the north side of the oval. There will be no change to existing operating hours, with lights turned off no later than 10pm each night. The intention of having higher pylons is to direct light downwards more carefully onto the grounds, reducing the current degree of light spill.
Officer level development applications approved between 1 April and 14 April 2025
Between Hobart City Council Planning Authority Committee meetings, the City's Planning Officers are busy reviewing a range of residential and commercial development applications for Hobart.
Since the last meeting, 12 development applications delegated to council officers were also approved while 25 development applications are currently being advertised.
