The Cook Government is calling for Expressions of Interest (EOI) for visionary operators to transform the historic Boiler House at the 1909 Subi East precinct into an exciting community hub.
This EOI is targeting operators in hospitality, commercial, and community sectors who can deliver a dynamic, contemporary space that activates the precinct and enhances the local community's experience.
The Boiler House is a key element of the heritage-rich 1909 Subi East precinct and plays an integral role in the redevelopment of the area.
The building offers 721sqm of gross lettable area across three floors, with external courtyards, decking, and potential use of adjacent grass areas, subject to licensing.
As the name suggests, it once housed oil boilers that generated power for the Princess Margaret Hospital (PMH) and will now be transformed to enable adaptive reuse, ensuring its industrial character is preserved while offering modern uses.
The building's remediation and restoration works are already underway, with the fit-out anticipated to be completed by mid-to-late 2026, subject to the successful operator's final requirements.
The EOI opens today Wednesday, 6 November 2024 and closes on Wednesday, 4 December 2024.

"We are looking for operators to transform this iconic space into a dynamic destination for both locals and visitors, further cementing 1909 Subi East as a premier development in Western Australia.
"I encourage interested parties to participate in this EOI process to help shape the future of the 1909 Subi East precinct.
"The 1909 Subi East precinct is set to deliver up to 1,000 new dwellings across six key sites, providing an important boost to our city's long-term housing supply."
