The Miles Government has announced plans have been lodged with its public developer to build hundreds of new build-to-rent homes in the Gold Coast's Health and Knowledge Precinct.

It comes as the government looks to spark the delivery of one million more homes through its Homes for Queenslanders plan.

UBS Real Estate Nominees Australia Pty Limited (UBS) has put in a development application with EDQ on the last residential zoned site at the precinct aimed specifically at frontline health workers and students.

The government put out expressions of interest for the 17,330 m² site late last year with initial estimates suggesting the site would deliver 500 homes.

UBS' application will deliver 878 homes, including 176 affordable units, comprising of studio, one, two, and three-bedroom apartments across four buildings.

It will cater for an estimated 1350 new residents right next to the university hospital and Griffith University campus.

The development application also includes plans for a landscaped plaza as well as resident facilities including retail outlets, cafes, and a gym all close to existing public transport networks.

The deliberate mix of dwelling types is expected to further diversify and broaden the range of housing and rental price points that currently exist within the Gold Coast Health and Knowledge Precinct and the wider Southport location.

Following the submission of the development application and the finalisation of commercial negotiations, it's expected construction could begin next year.

As stated by Housing Minister and Member for Gaven Meaghan Scanlon:

"We've made it clear through our Homes for Queenslanders plan that we'd pull every lever possible, including maximising housing opportunities on state-owned land.

"We put the call out for this site at Lumina, and now we've got plans lodged for hundreds of new homes aimed at our frontline health workers and students.

"The LNP and David Crisafulli gutted the powers of EDQ's predecessor, restricting housing supply today.

"We changed the legislation to give our public developer a clear mission: make housing a main priority."

As stated by Queensland Minister for Development and Infrastructure Grace Grace:

"Lumina represents yet another major step forward in addressing Queensland's housing needs.

"By delivering 878 build-to-rent units, including 176 dedicated to affordable housing units, we are taking meaningful action to support our key workers.

"This development will provide essential housing options right in the heart of the Gold Coast Health and Knowledge Precinct, ensuring that those who contribute so much to our community have access to quality, affordable accommodation."
