Property Council Supports New Hubs, Calls for Reform

Property Council Victorian Executive Director Cath Evans said that today's announcement provides a clear pathway toward the delivery of housing in locations where people want to live.

"Activity centres are an important initiative which will facilitate the growth of much-needed housing supply and boost affordability across metropolitan Melbourne.

"Whilst activity centres enhance Victoria's urban growth potential, ensuring adequate infrastructure is essential.

"To accommodate accelerated population growth, a comprehensive, forward-looking strategy is needed to ensure that schools, healthcare facilities, and recreational spaces are introduced at the right time," she said.

To support the density increases required, the Property Council of Australia will continue to advocate for the establishment of 'Special Economic Zones' in activity centre precincts, which will deliver targeted and necessary tax concessions, ensuring that new homes can be built reliably and affordably.

"Our pre-budget tax submission presents a clear 7-point plan, calling on the government to urgently address restrictive taxes and implement bold economic reforms to attract investment, restore market confidence and tackle the state's housing supply crisis.

"If we want these activity centres to be more than just a plan on paper, we need targeted tax incentives - such as land tax relief and stamp duty concessions - to close the development feasibility gap," said Ms Evans.

The Property Council looks forward to working with the government further and will continue to support an affordable housing vision in Victoria.
