Community engagement has commenced for the Bentley Redevelopment Project with the draft Bentley Redevelopment Scheme and draft Bentley Redevelopment Master Plan now open for public comment.
The Bentley Redevelopment Project is a major urban renewal initiative, aimed at transforming a 30-hectare site in Bentley into a vibrant, inclusive community to bolster housing supply, eight kilometres southeast of the Perth CBD.
The project is anticipated to deliver between 800-1000 new dwellings, comprising a mix of housing types to accommodate the diverse needs of the community, including social and affordable housing options.
The Bentley site was subject to extensive sand mining activities pre-1970's, with the former sand quarry requiring earthworks and remediation for ground conditions to support residential development.
The Western Australian Planning Commission has approved DevelopmentWA's Stage 1 subdivision application to deliver 46 residential lots and two development sites.Works are expected to begin on these subdivision works on-site around early November 2024.
The draft Master Plan proposes that one in seven homes across the precinct will be dedicated to social and affordable housing.
The focus will be on medium density residential housing, which includes single detached, semi-detached homes and terrace housing. Some medium-high density is also proposed including low-rise apartments (up to 4 storeys) and medium-rise apartments (up to 6 storeys).
Approximately 12 per cent of the site is set aside as public open space. These areas will support a range of recreational facilities including playgrounds, sports courts and community spaces to support an active community.

Two community information drop-in sessions will be held in October. Details of these sessions will published on DevelopmentWA's website in the coming days.
The closing date for feedback submissions is Saturday, 16 November 2024.
All comments received during this period will then be carefully considered by DevelopmentWA before finalising the Redevelopment Scheme and Master Plan which is anticipated by mid-2025.

"The Cook Government is tackling a number of large-scale legacy redevelopment projects which are currently undergoing major renewal works to boost the State's housing supply including projects in North Beach, Subiaco, and Bentley.
"The Bentley Redevelopment Area was established in May 2024, given the significantly changed market conditions and DevelopmentWA is preparing the site for future development based on these post pandemic impacts.
"An updated draft planning framework and draft Master Plan for the project have now been released for public comment.
"The Bentley Redevelopment will provide a major boost to the long-term housing supply of Perth - seeing potentially between 800 to 1000 new homes created across the site, including a mix of social and affordable housing options.
"The Cook Labor Government is investing a record $3.2 billion in housing and homelessness measures."
